Yes. As an expat you can take out a mortgage in the Netherlands, just like residents. Lenders mainly look at your income, your employment contract and your residence status. If you are an EU citizen, the process is usually simpler. If you are from outside the EU, your residence permit matters. Not every lender accepts every situation, so choosing the right one makes a real difference.

Do you have the 30% ruling, the Dutch tax scheme for skilled migrants? It increases your net income, but lenders treat it differently when calculating your mortgage. Some look only at your gross salary, others take the benefit into account. We find the lender that calculates most favourably in your case. A temporary contract or a temporary residence permit does not have to be a problem. With an employer's statement of intent, saying they intend to offer you a permanent contract if you perform well, many lenders will count your income. A mortgage is often possible with a temporary residence permit too. A mortgage with NHG (the national mortgage guarantee) can also be an option if you meet the conditions and will live in the home yourself.
